Straight Talk

No coating is a lifetime product

Plenty of Phoenix companies will sell you a coating with a “lifetime warranty.” Here is what the fine print doesn’t say: in Arizona sun, every coating wears. The honest question isn’t whether your coating will need maintenance — it’s whether anyone will be there to do it before small wear becomes total failure.

300+

Days of sun a year

Phoenix UV is brutal on topcoats. UV exposure chalks, fades and thins the protective layer of a coating year after year — faster here than almost anywhere else in the country.

1–3 yrs

Typical acrylic reseal window

Acrylic sealers — the most common pool deck and patio finish in the Valley — need resealing roughly every 1 to 3 years. Epoxy and urethane systems last longer, about 5 to 10. None of them last forever.

12 mo

How often we check — free

A yearly inspection catches peeling, worn traffic lanes and failed joints while they’re still a reseal. Miss a few years and that same surface becomes a strip-and-replace job.

Our promise is different: we won’t tell you a coating lasts forever. We’ll tell you exactly how long it should last, what it needs each year to get there, and we’ll come out and check it — free — every 12 months. A maintained coating can serve for decades. A neglected one fails early, no matter what the warranty card said.

What We Coat & Renew

Coating Renewal & Resealing

Deep clean, surface prep, spot repairs and a fresh UV-stable topcoat. The single best money you can spend on a coating you already own.

Crack, Chip & Spall Repair

We grind out and fill cracks, patch spalls and fix delamination before recoating — so repairs disappear under the new surface instead of telegraphing through it.

Driveways & Walkways

Stained, tire-marked driveways and entries renewed with durable, UV-stable coatings and sealers that stand up to Valley heat and monsoon runoff.

Patios & Outdoor Living

Decorative overlays, stains and textured coatings for patios, courtyards and outdoor kitchens — refreshed color and a sealed surface that sweeps clean.

Color & Flake Refresh

Love your coating but not the color anymore? Many sound coatings can be prepped and re-coated in a new color or flake blend without starting over.

Maintenance Plans

A standing plan for homes and commercial properties: yearly inspection, scheduled reseals at the right interval, and priority repairs when something lets go.

Restoration vs. Replacement

Renew, don’t redo

If the concrete underneath is sound, tearing it out is paying demolition prices to fix a surface problem. Here’s the honest comparison we’ll walk through with you at your free estimate.

Restore & Renew

A fraction of replacement
  • Grind, repair cracks & spalls, re-coat or reseal the slab you have
  • Most jobs finished in 1–3 days, back in use fast
  • No demolition, no haul-off, no dump fees, far less mess
  • New color and texture — looks like a brand-new surface
  • Keeps a sound slab in service for years longer

Tear Out & Replace

Top dollar, start to finish
  • Jackhammers, dump trucks and days of noise and dust
  • New concrete needs weeks to cure before it can be coated
  • Driveway, deck or floor out of service far longer
  • And the new slab still needs a coating — and maintenance — anyway
  • Makes sense only when the slab itself has failed

When replacement is the right call — a heaved, settled or crumbling slab — we’ll tell you straight at the free estimate and explain why. We’d rather lose a coating job than coat concrete that can’t hold it.

Before and after: a cracked, stained concrete driveway renewed with a fresh flake coating
The “after” on the right isn’t new concrete — it’s the same driveway, repaired and renewed. That’s the difference restoration makes when the slab underneath is still sound.

The Maintenance Promise

Your free yearly inspection

Every coating we install or renew comes with a free inspection every 12 months — and we’ll inspect a coating someone else installed, too, also free. Fifteen to thirty minutes once a year is the difference between a reseal and a replacement.

What we check, every visit

  • Topcoat wear & UV damageChalking, fading and thinning in high-traffic lanes — the earliest sign a reseal is due.
  • Peeling, blistering & delaminationSmall failed spots get repaired before water gets under the coating and spreads the damage.
  • Cracks & control jointsNew cracks and failed joint filler are sealed early, before monsoon water and roots make them bigger.
  • Drainage & standing waterPonding water after monsoons eats coatings from the top down. We flag problem spots and fixes.
  • A written condition reportYou get the findings, the honest remaining-life estimate, and a reseal recommendation — in writing, no obligation.

How a coating stays alive for decades

1

Install or renew — done right

Diamond grinding, moisture checks, crack repair and the right system for the surface. Prep is 90% of a coating’s lifespan.

2

Free inspection, every 12 months

We come back, walk the surface with you, and document its condition. Small repairs get handled while they’re still small.

3

Reseal right on schedule

Acrylics every 1–3 years, heavy-duty systems every 5–10. A timely topcoat costs a fraction of a new system.

4

Repeat — and skip the tear-out

Maintained this way, the base coating keeps doing its job and the slab underneath may never need replacing.

Reseal / topcoat dueEvery 1–3 years

Acrylics are the shortest-lived finish — and the most common on Valley pool decks.

Sun chalks and thins acrylic fast; skipped reseals expose the texture coat below.

Bottom line: an acrylic deck that gets resealed on time can outlast a “premium” system that never gets looked at. Maintenance beats marketing.

Questions

Asked at almost every estimate

Is any concrete coating really “lifetime”?
No. Every coating is a wear surface — sun, tires, pool chemicals and foot traffic consume it slowly, and Phoenix sun speeds that up. Some companies advertise “lifetime warranties,” but those typically cover defects in their material, not normal wear, and they don’t stop the topcoat from wearing through. What actually makes a coating last is the unglamorous part: correct prep, a free inspection every year, and resealing on schedule. That’s the deal we offer instead of a lifetime slogan.
How often does a coating need to be resealed?
It depends on the system. Acrylic sealers and cool deck finishes: roughly every 1 to 3 years. Penetrating sealers: about 3 to 7 years. Epoxy and polyurethane systems: about 5 to 10 years before a topcoat refresh. High traffic, direct sun and pool chemicals all shorten those windows — which is exactly why the yearly inspection is free: we tell you where yours stands before it’s overdue.
Can you really renew a coating instead of replacing it?
In most cases, yes. If the concrete slab is sound and the existing coating is mostly bonded, we can grind, repair the failed areas, and apply a fresh system over it — or strip just the coating and recoat the original slab. Replacement is only necessary when the concrete itself has heaved, settled badly or crumbled. At your free estimate we test the bond and show you what we find, so the recommendation is based on your floor, not our sales quota.
What does the free yearly inspection include?
A full walk of the coated surface: topcoat wear and UV damage, peeling or blistering, cracks and joint condition, drainage and standing-water spots after monsoon season, plus a written condition report with an honest remaining-life estimate and reseal recommendation. It takes about 15–30 minutes, it’s free for any coating we installed or renewed, and we’ll happily inspect a coating another company installed — also free.
How much does renewal cost compared to replacement?
Renewal typically costs a fraction of tear-out and replacement, because you skip demolition, haul-off, new concrete and the weeks of curing before new concrete can even be coated. Every surface is different, so we don’t quote square-foot prices sight unseen — your free estimate gives you an exact, written number for your surface, plus the replacement comparison so you can see both.
How long does a renewal take, and when can I use the surface?
Most residential renewals take 1 to 3 days depending on repairs and system. Light foot traffic is usually fine within about 24 hours of the final coat; vehicles and pool use wait a bit longer depending on the system. We’ll give you exact return-to-service times in writing before we start.
Who actually does the work?
The owner. Phoenix Concrete Coatings is owner-operated: the owner visits for the estimate, runs the grinder and the roller on install day, does the final walk-through with you, and personally comes back for your yearly inspections. No subcontractors, no rotating crews.
